Q: I'm letting out my property unfurnished – do I still need an  inventory?
 

A: Yes, absolutely. Report is a “Schedule of Condition” and itemises everything in the property, from Walls, Floors through to doors and door fittings. Without an inventory, how will you ever prove that the tenants are responsible for the damage?

 

Q: Are photograps incuded in the report?

 

A: Each Room should have an over view picture. The Inventory Clerk will also include additional images to back up the description in the report. The keys handed over to the Tenant and meters will also be included.
 
Q: Are the meter readings included on the Inventory reports?
 
A: Meter readings are recorded. It is recommended to inform Agents or Clerk of any difficult to locate meters.
In the event the meters cannot be found or access on the day of the Inspection this will be recorded on the Inventory Report and the Tenant/Landlord/Agent should contact the relevant utility company to arrange for readings to be taken.

 

Q: Why can't I just do the report myself? Or ask my agent to do it?
 

A: Yes, you can but just don't expect that any court in the country to take that report seriously.

In order to be legally binding, an to convince a court that you have merit on your side, your inventory  must have been prepared by a neutral party. No matter how honourable you and your letting agent are, no court will view you as ‘neutral'.

 

Q: My tenant wants to move in a day early, before the contract starts. We are on great terms, so surely that's OK?
 

A: Landlords be warned! If you are having a Check In, do not let tenants move in prior to that report being done!

It is vital that the Check In be done on the day that the tenants move in, or the day before even. But not after they have already taken up residence. If the tenant and/or their belongings are already in your property, then you cannot prove that any damage they cause was not already there!
